Home Watch & Home Checks

Whether you’re vacationing, traveling for business, have a second home or multiple assets, we’ll watch over your property — both inside and out — ensuring everything remains exactly as it should be, granting you peace of mind.

Exterior Inspection

A visit to your home includes a visual inspection of:

  • The property (we walk the perimeter) to perform a visual check for overall security and condition of your home and grounds
  • Doors, windows, and other openings (from the outside), fences, walls, decks and walkways (to ensure they remain clean)
  • Exterior lighting; replace and repair as necessary
  • Garage and exterior storage areas
  • Visual check for rodents, insect infestation or other pests
  • Exterior walls and trim for cracks or visible signs of water damage
  • Irrigation system; clock to reflect accurate time
  • Roof and gutters (from the ground)
  • Yard and landscaping for visible maintenance issues
  • Pool and lanai areas
  • Turn on main water valve upon arrival and shut off after inspection
  • Collect mail and remove newspapers and solicitations

Interior Inspection

  • Arm security system upon departure
  • Check AC for correct temp, humidity and inspect and replace filters monthly
  • Check circuit panel for any tripped breakers
  • Check for internet WiFi signal
  • Check fuse box for tripped breakers or evidence of power surge
  • Check that freezers, refrigerators and disposals are working
  • Check that thermostat is set at correct temperature
  • Inspect all doors, windows, ceiling and floors for signs of water damage
  • Note any unusual odors
  • Replace batteries in smoke detectors when necessary
  • Reset clocks and timers as needed
  • Visual check of water heater and air conditioning pans
  • Visual inspection for signs of theft, vandalism, damage or other disturbance
  • Visual inspection of all HVAC serviced areas
  • Visual inspection of electric water heater and confirm breaker is off
  • Visual inspection of inside lighting timers (set correctly)
  • Visual inspection of walls, ceilings, windows, tubs and showers for evidence of water damage, leakage, mold or mildew
  • Visual inspection that all windows and entryways are secure
  • Visual inspection that security system is set and working properly
  • Visual inspection for pest, rodent or insect infestation

Send-Off Services

Often, clients have multiple homes and frequently travel for business or pleasure. You may have neither the time, nor the inclination to worry about getting your properties ready for your departure — and that is where we come in. Let us take care of everything so you can come and go without worry.

Services include:

  • Arrange for your home to be cleaned
  • Begin Home Watch Service
  • Clean out refrigerator and freezer
  • Empty and turn off ice-maker
  • Put away all pool furniture
  • Secure home, vehicles and property
  • Set AC to your preferences
  • Set alarms

Welcome Back Services

Everything will be pristine — and ready for your return.

Services include:

  • Arrange for home to be thoroughly cleaned
  • Bring out, clean and arrange pool furniture
  • Check pool for proper maintenance
  • Inspect landscaping
  • Make sure all plumbing is functional and water is on
  • Open blinds
  • Plug in any and all specified unplugged appliances
  • Plug in garage door opener
  • Properly set clocks
  • Set air conditioner to your preferences
  • Stock refrigerator, kitchen and bathrooms — perishable and non-perishable goods

Storm Preparation

Storm season historically runs June 1 to the end of November. Once a tropical storm or hurricane warning has been issued for your area, The Opal Group will send an alert. Upon your say so, we’ll contact your hurricane contractors to go to your home to get it ready. Post-storm, we’ll inspect your property for visible signs of damage, take photos and video and write a detailed report, which will be sent to you.

Pre-Storm

  • Bring in outdoor furniture
  • Cover and secure plants and non-removable objects
  • Coordinate with contractors to put shutters in place and close up your home
  • Secure or remove any items that can become airborne
  • Take “before” photos of home and grounds

Post-Storm
Visual checks and inspections will include: *

  • Air conditioning systems
  • Physical damage to your home and property
  • Water intrusion
  • WiFi capabilities
  • Electrical issues
  • Coordinate with your insurance company, contractors and/or property adjusters to assess your property (if necessary)
  • Take “after” photos
  • Coordinate with your contractors to return your home to its usual state

*Checks and inspections will be visual. Issues and damage must be easily identifiable.

"While You're Away" Concierge Services

  • Accept packages and place them inside your home or forward to you
  • Car transport; Pick-up and Delivery
  • Grocery and beverage shop
  • Meet guests, realtors or movers at your home
  • Pick up mail — place inside your home or forward to you

Emergencies

If and when an unexpected situation arises, we will handle it without incident. If you would like Emergency Response Services (ERS), please notify your alarm company that we, The Opal Group, is a key holder — not a security company. As such, we will respond to alarm notification in as timely a fashion as scheduling permits. Service call charges include property inspection (post-alarm notification) and rearming of the system. The owner will be notified only if there are visible signs of intrusion and damage and will be sent a report.
